Hello,
This is an especially lovely, spacious flat in a brilliant location right on the edge of the Meadows.
Your room: a very large double with high ceilings and a tall window looking out over gardens and trees — so no traffic or street noise. There’s plenty of space, a bed, desk area, and even a 'comfy corner'' by the window.
The flat: fully renovated in 2020 and designed for four people to share comfortably. Natural wood floors, classic Edinburgh shutters, and soft white walls keep it fresh and welcoming. Heating is excellent (and paid by me, the landlady). There are two bathrooms, designated and shared two and two, by the flatmates, so no queues for the shower, bath, or loo.
Shared spaces: a generous open-plan living room with two sofas, a big chair, dining table and chairs, plus a window desk for coffee or laptop work. The kitchen is fully equipped with gas hob, electric oven (both new in 2023), fridge freezer (with a shelf each in both fridge and freezer), microwave, toaster, kettle, etc.
Extras: rent includes all bills, plus a cleaner every two weeks for bathrooms and shared spaces, and even stairwell cleaning. There’s also a shared garden with trees, birds, and a quiet spot to sit outside. (the broadband cost is additional and shared between the four flatmates)
About the household
You’d be sharing with three others: currently flatmates are one French/Scottish flatmate, who works at Edinburgh Uni in physics/maths and also plays guitar, does various creative things, and one and one non-binary Turkish flatmate, they are a software engineer and is into music, plants, and exploring.
The flat is really spacious, so even though it’s four people sharing, it does not feel cramped. It was renovated, designed and furnished with this in mind.
Who this would suit
The flat would best suit someone of age 26-36, LGBTQ+ friendly, and inspired by their work or studies (not just living for the weekend). Ideally you’re not working from home, or mostly not WFH, so the space stays balanced.
Viewings: we do this in two steps — first meeting me (the landlady), then meeting the other flatmates — so everyone gets a sense of whether there's a good fit at the human level.
Shared flats can be really a great place of feeling at home, that you have everything you need to feel happy, relaxed at ease. They can also end up with dishes piled up and having to wash someone else's dishes before you can start cooking. Having a cleaner really helps keep the flat feeling clean and fresh AND it does take each person doing their dishes and putting stuff away. So it would suit someone who is on it with doing their dishes and not leaving their stuff lying about all over the place. Someone who themselves is into things staying beautiful around the flat. It would also suit someone who enjoys life and work, their own company and the company of others.
