Double room to rent in 2-bed flat

Double room available from 14th January in two-bed flat in Polwarth for £687.50 (excluding bills). Seeking new flatmate as my current flatmate is moving out.

2nd floor flat with a communal living room and kitchen, a shared bathroom and a shared garden area. Location is great - two miles to Princes Street, excellent bus links into town, local cafés and shops a five minute walk away and Harrison Park nearby for some more greenery.

About me - 30 year old medical physicist who likes reading, going to the theatre and is currently trying to learn French. I'm looking for someone who wants a chilled out flat with maybe the occasional film night/flat takeaway.

I usually work a standard 9-5 Mon-Fri and I am almost always in the office. A previous flatmate worked flexibly at home/in the office so this would be possible for you too.

Currently monthly bills (in total for the two residents) are roughly £121 for electricity, £26 for internet and £180 for council tax (band D).
