Hello! I'm looking for someone to take over my flatmate's joint tenancy as she is moving out! It's a double bedroom with your own bathroom in the hallway.
Viewings will mostly be on Sunday 16 November 12:00-7:00pm & Monday 17 November 6:00-8:00pm.
Flat details:
* Furnished
* Bedroom has double bed and mattress, drawers, a desk, a bedside table and built in closet storage
* Private hallway bathroom (I have an en-suite, so this is all yours)
* Spacious kitchen including a washer, separate dryer and dishwasher
* Separate large furnished living room/dining room
* Double glazed windows
* Gas central heating
* The flat is on the second floor, sadly without an elevator
I've lived here for three years and it's a lovely flat!
Rent and bills:
* Rent: £650 (£1350 total for the flat, this is the smaller room!)
* Electricity/gas: £30-50 per person depending on time of year
* Wifi: £13 per person
* Council tax: £81 per person (band D)
* Total bills & council tax: £125-£145/month
About me:
My name is Gwyn (she/her) and I am a 25 year old net zero/climate change researcher who’s lived in Edinburgh for three years. I work hybrid, so usually 1-2 days in the office and rest working from home. In my spare time I like to paint and other creative things, cooking and having friends for dinner regularly.
What I’m looking for:
I'm looking for someone who is clean, tidy, respectful and looking for a long-term place to stay! Happy to be sociable but no pressure & I enjoy my own space. Sadly the landlord does not allow pets in this property. Women (cis or trans!), trans men or nonbinary people preferred.
Timeline:
I'm ideally looking for someone to take over the joint tenancy spot from 5 December. Happy to discuss further. Can start moving items into the flat as early as 1 December.
Paperwork needed by letting agent, A Flat in Town:
* Photo ID
* Proof of address
* Proof of income of at least £8000/year or a guarantor
* Landlord/letting agent reference
* Employment or university reference
* Character reference (from a professional who has known you well for several years)
* Full credit report (you can provide your own or pay £15 for them to run one)
