I’m looking for a friendly, tidy, and respectful female working professional to move into a double room in a bright and cozy two-bedroom flat located in Newington (EH9), just a short walk or bus ride from Edinburgh City Centre.

The room will be available from December, ideally for a long-term let.

• Rent: £660 per month (excluding bills)
• Furnished with a pine double bed
• Includes a desk and chair – perfect for working or studying

• Located on the second floor of a Victorian terraced house (no lift)
• Two double bedrooms, one bathroom, a living area, and a fully equipped kitchen
• Kitchen includes a washing machine, microwave, fridge, and freezer
• Bathroom fitted with a large bathtub
• Free on-street parking available
• Situated in a quiet, safe neighbourhood with excellent amenities nearby

📍 Location, Transport & Amenities:

• Nearest bus stop: 2-minute walk, with frequent buses to the city centre
• Tesco, Sainsbury’s, and Aldi: 10-minute walk

👩‍💼 About Me:

I work on-site Monday to Friday from 9-5, so I’m usually not home much during the week.

I’ve been living in the flat for about six months, and my current flatmate — who’s moving out to start a new chapter — and I have really enjoyed living together.

We both value a quiet, peaceful, and hygienic living space, which is also what I’m looking for in a new flatmate. I’m tidy and respectful of shared spaces and would love to live with someone who’s equally clean, responsible, and considerate.

• Female working professional (for council tax purposes)
• Proactive about cleanliness – no dishes left out, bins emptied regularly, and shared spaces (especially the kitchen and bathroom) kept tidy after use
• Respectful and values a quiet, peaceful home
• Does not host large gatherings or frequent guests



🚫 Additional Notes:
• No smoking, pets, or house parties (as required by the landlord)
• The flat stays quiet during the week, ideal if you work from home or enjoy a calm environment
