I’m the owner of a calm, well-maintained new-build three-bed home in EH11, with excellent insulation and great natural light — very comfortable in all kinds of Scottish weather. The house has an enclosed private garden and is located in a quiet residential development. The area is away from the hustle-bustle of the city, but is very convenient with public transport links:

• 2 minutes’ walk to the nearest bus stop with many frequent buses that get to the city centre in 20 minutes
• About 10 minutes’ walk to the nearest tram stop, which takes you to the city centre under 20 minutes or the airport in 15 minutes
• Very convenient for Edinburgh Napier University and Heriot-Watt University

If you have your own car, I have a private parking space to provide.

I’m renting out one double bedroom (to one person only). You will have your own separate bathroom for your private use.

Living room, kitchen and dining area are shared.

About me:

I’m a university lecturer in the humanities, and I keep a peaceful, tidy and friendly home. I’m looking for someone who:

• Values a quiet, respectful living environment(professional, academic, visiting scholar, PhD students are preferred)
• Doesn’t smoke and has no pets
• Doesn’t host parties or overnight guests
• Keeps shared spaces clean and tidy, especially the kitchen
• Appreciates a harmonious home rather than a social flatshare

Rent: £850 per month, all bills included (gas, electricity, water, internet, council tax).
