I’m the owner of a calm, well-maintained new-build three-bed home in EH11, with excellent insulation and great natural light — very comfortable in all kinds of Scottish weather.

The house has an enclosed private garden and is located in a quiet residential development. The area is away from the hustle-bustle of the city, but is very convenient with public transport links:

• 2 minutes’ walk to the nearest bus stop with many frequent buses that get to the city centre in 20 minutes
• About 10 minutes’ walk to the nearest tram stop, which takes you to the city centre under 20 minutes or the airport in 15 minutes
• Very convenient for Edinburgh Napier University, Heriot-Watt University, Hermiston Retail Park and the Gyle Centre.

If you have your own car, I have a private parking space to provide.

I’m renting out one double bedroom (single occupancy only). You will have a bathroom primarily for your own use.

Living room, kitchen and dining area are shared.

About me:

I’m a university lecturer in the humanities, and I keep a peaceful, tidy and friendly home. I’m looking for someone who:

• Values a quiet, respectful living environment(professional, academic, visiting scholar, PhD students are preferred)
• Doesn’t smoke and has no pets
• Doesn’t host parties or overnight guests
• Keeps shared spaces clean and tidy, especially the kitchen
• Appreciates a harmonious home rather than a social flatshare

Rent: £800 per month, all bills included (gas, electricity, water, internet, council tax).
