Beautiful Ensuite Room in Grand West End Apartment

Hello! My name is Catherine and I’m looking for someone to take over my lease in a beautiful West End flat in Edinburgh.

About the room:
It’s a spacious double room with plenty of wardrobe space and its own private ensuite. The room is beautifully furnished, complete with a charming fireplace that gives it a warm, homey feel. It faces the garden, so it’s incredibly quiet — I’ve never heard any noise from outside or from neighbours.

About the flat:
The location couldn’t be better — just a one-minute walk from the West End tram stop, making it super central and convenient for getting around Edinburgh. The flat has two bedrooms and two bathrooms in total, and you’d be sharing with a lovely, respectful, and very quiet couple from Australia in their late 20s.

The space itself feels grand and welcoming, with an adjoining living/dining area and a separate fully stocked kitchen with its own little table and chairs.

Who I’m looking for:
Ideally someone in their late 20s to early 30s who is a young professional (due to council tax requirements)
Couples are also more than welcome - the rent would then be £1137.50

Costs & move-in date:

Rent: £950 per month (£1137.50 for a couple)
Utilities: typically £50–£60 per month
Council tax: already paid up until the new government year in April; after that it will likely be around £200 total, to be split between flatmates. The flat is also in Council Tax Band F I believe.

Lease renews on the 12th of each month, so I’m hoping for someone to move in by 12th December
