My current flatmate is moving out and I’m looking for someone to takeover her room.
The flat:
This is a first floor flat, right next to Saughton Park and it includes one bathroom, a kitchen, two bedrooms, a living room and a private back garden. The flat comes with washing machine, dishwasher and free parking. 5 min walk from bus stops 2,1,20 and 3,25,30,33. Close to Asda, Tesco and Sainsbury’s.
The flat is available from the 1st of January with possibility to move in earlier. (Last week of December)
The room comes part furnished, a wardrobe and chest of drawers included, there is no bed but possibility to add one if necessary.
My ideal flatmate would be someone aged 28+, LGBT friendly, I’m also looking for someone friendly, clean, someone who respects spaces. You should be earning a minimum of £18,000 p/a so you don’t need a guarantor.
Students are welcome to apply if they’re willing to share council tax. (Band B)
No couples or short term lets.

I’m a 30yo woman from Spain, moved to Edinburgh about 7 years ago now. I only work 4 days a week but I’m mostly away for the whole day while at work. I’m a friendly, clean person who enjoys playing games and arts & crafts as well as going outdoors. I enjoy quiet nights at home but I wouldn’t mind the occasional friend visit as my friends also come around on weekends.
Costs per tenant:

Gas and electricity: £60 each approx
