Flat is in relatively good condition, carpets a bit worn, but Landlord is quick to maintain/replace anything we've requested and Southside who manage the property are likewise reliable.

There are two bathrooms, one with bath, the other with shower.

Nice area of Leith situated adjacent to The Shore, and quick walk from Leith Walk, on very quiet cobblestone street with ample parking, behind Leith library. Supermarkets within short walking distance; ASDA, Aldi, Tesco, Sainsbury's. Short bus trip to the city centre, and Ocean Terminal is a few minutes walk away with shopping/gym/cinema etc.

Bills (Council Tax, Utilities, Internet) are roughly £150.

Two people are currently looking to swap out on the tenancy, I am the only current tenant still resident - I'm quiet but sociable and easygoing, a publishing industry professional mostly working from home.

The tenancy start date will be 01 Dec 2025, but it should be possible to move in sooner if desired.
