Description
I’m moving out of my room on Montgomery Street (right next to Elm Row), and I’m looking for a female tenant to take over from the 1st of January. It’s a bright double room that comes furnished with a double bed, wardrobe and dresser. You’d be sharing the flat with one other female flatmate, who’s a full-time professional working 9–5, so she’s out during the day and keeps the place calm and tidy.
The location is incredibly convenient. Almost every major bus route in Edinburgh passes through Elm Row or the top of Leith Walk, both only about five minutes away, and the MacDonald Road tram stop is also a short five-minute walk from the flat. Getting around the city is genuinely effortless.
The flat itself has a spacious living room with a lovely view of Calton Hill, and a fully equipped kitchen. There’s no balcony, but the living space feels open and bright.
There are excellent amenities nearby: Sainsbury’s is about an eight-minute walk, Tesco is around five minutes, and Lidl is roughly fifteen minutes on foot. There’s also a 24-hour convenience store on the corner, and St James Quarter and the Omni Centre are right next door, with plenty of shops, cafés, restaurants and entertainment.
The rent is £740 per month, not including bills. Bills vary between winter and summer but usually come to around £60–70 each, and Wi-Fi is £11 per person. I’m looking for a female tenant, and both students and professionals are welcome. Tax band is C and will be split with the current flatmate in case you are a professional.
