Hi everyone! 👋
We have a lovely double room becoming available in our 3-bedroom flat, and we're looking for someone who can move in ASAP. With the Christmas holidays coming up, the ideal move-in date would be before December 18th.
You’ll be living with two full-time professionals (34 & 38). I also study full time, so if you’re a student too, that would give us a small discount in the council tax! We’d love to find someone around our age and with a similar work lifestyle, just to keep the household dynamic balanced and easy.
The flat is in Leith, right next to the Hibernian Stadium, and the area has everything you need within a short walk: shops, bus stops, cafés, post office, etc. It’s a 30 minute walk to Princes Street or about 15 minutes by bus.
The flat itself is bright and well kept. It has double-glazing and it's not specially cold in winter. There’s a fairly big living room/kitchen area if you ever want to relax there (though we mostly keep to ourselves), and we even have a balcony, which is great during the summer.
Please note: non-smokers only, no pets, and references will be requested by the landlord.

We are looking for someone:
- Respectful and considerate – this isn’t a party flat. It’s a home where we all rest after work or study. We keep things quiet and respect each other’s routines so everyone has a peaceful space.
- Clean and cooperative – we follow a “clean as you go” approach and also take some weekly time to do deeper cleaning. We’d love someone who’s happy to share that responsibility.
- Willing to contribute to shared household items.
- Independent – we get along well but mostly do our own thing, so someone who enjoys their own space will fit right in.
