Spare room on Dalry

We’re looking for a friendly flatmate who is respectful of shared spaces in a bright cosy flat in Dalry!

The area has great public transport links to the city centre and Haymarket train station is 10 minutes away on foot. There is a Lidl on our doorstep also which is great for late night snack runs!

The room is bright and large, expostion south-east and gets the sunlight for most of the day.
It comes furnished as below:
- a double bed
- a desk
- 2 bedsides tables
- a large built-in wardrobe
- a 4-drawer chest

You will be living with Ed and Orlane, two young professional in their late-20s and early 30s. Both have wonderful personalities and work in hospitality so the new flatmate must be understanding of late evenings and early mornings or weekend work, but are very quiet when returning home late at night.
Days off are spent cooking cleaning watching films having quiet cosy nights in or long walks exploring of Edinburgh!
Also enjoy a night out from time to time !

Bills are not included : (all to be divided in 3 equal shares)
- council tax band C is £160 per month
- gas is around £50/60 a month in winter
- electricity around £80 a month
- WiFi £37

Flatmate must be open to a contract with a letting agency as this would be a tenancy swap.
These requirements are:
- new tenant must either earn more than 30x their share of the monthly rent, based on their annual gross income or
- provide a UK-based guarantor
