Lovely single room to rent in Leith

Hi everyone! I am leaving my current flat and I am helping my flatmate to find someone to replace my bedroom! 😊

We have a lovely double room becoming available in our 3-bedroom flat, and we're looking for someone who can move in ASAP. With the Christmas holidays coming up, the ideal move-in date would be before
December 10th. But we can can disscus moving dates if needed.
You'll be living with two full-time professionals (34 &
38 (my flatmates) one of the flatmates also study full time, so if you're a student too, that would give you a small discount in the council tax!

The flat is in Leith, right next to the Hibernian Stadium, and the area has everything you need within a short walk: shops, bus stops, cafés, post office, etc. It's a 30 minute walk to Princes Street or about 15 minutes by bus.
The flat itself is bright and well kept. It has double-glazing and it's not specially cold in winter. There's a fairly big living room/kitchen area if you ever want to relax there and we even have a balcony, which is great during the summer.
Please note: non-smokers only, no pets, and references will be requested by the landlord.

Council Tax: Band E (we currently have a discount, so the amount may change depending on the new tenant's situation)
Internet: £11 per person
Electricity: around £20 per person monthly (varies with usage)
Gas: top-up system - looking for someone responsible and willing to contribute fairly based on their consumption.

We are doing viewings starting December 1st - weekdays from 6 pm onwards, or weekends with more flexibility.
