I’m looking for someone to take over my flatmate’s room in a charming two-bedroom flat, nestled between Slateford Road and Gorgie Road. The flat is fully equipped with all the essentials, making it easy to settle into.

The available room is spacious and comes with a double bed, a desk, and a large wardrobe with mirrored sliding doors, offering plenty of storage for all your bits and bobs. Beyond the bedroom, there's a cozy living room with a TV, perfect for watching your favourite shows on the big screen. The internet is also exceptionally fast and stable (1130Mbps download / 104Mbps upload), reliably handling streaming, gaming, and remote work without issue.

It’s an understatement to say the location is incredibly convenient. You’ll find a nice variety of cafes, restaurants, and supermarkets nearby: Lidl and Aldi are just a 4-minute walk away, with Asda Supercentre, Poundland, and Food Warehouse about 10 minutes on foot. Fancy a lazy day without cooking? McDonald’s is right next to Aldi. The local GP is also only 4 minutes away. For gym-goers, both The Gym Group and PureGym are within a 15-minute walk. As you can probably tell, the term "walking distance" is quite fitting for this flat!

If all that walking tires you out, you’ll be glad to know the public transport links are also excellent. The surrounding bus stops offer great connections and frequent services to Edinburgh city centre and the outskirts, thanks to the flat’s position between two main roads. Regular buses will get you into the city centre in under 25 minutes, with easy access to Princes Street, Waverley Station, Fountain Park, and other central spots. For university students, the network also provides direct routes for most of the city's campuses.

This flat would suit a student (willing to contribute to council tax) or a professional looking for a cozy home in a practical, well-connected neighbourhood. Unfortunately, the arrangement is not suitable for couples. As I often work late nights and the walls are admittedly thin, being tolerant of everyday living noises is a big plus.
