Hello!
We have a spacious double room becoming available in our 3-bedroom flat, and we're looking for someone who can move in ASAP. With the Christmas holidays coming up, the ideal move-in date would be before December 18th or 30th.
The flat is in Merchiston right next to the canal and Harrison Park, which is lovely for a stroll. Also there are shops quite close by, one co-op just on the corner and a Margiotta on the other end of the street. The 10 and 27 buses also stop just outside the flat, coming quite frequently which is handy for getting around. It's a 20 minute bus ride to princes street, and Haymarket train station is an 18 minute walk away.
The flatmates are very kind and keep to themselves, we are all students in undergrad and graduate programs around Edinburgh so another student could be ideal. One is a graduate film students, and the other an undergraduate in music recording. We do not pay council tax, which would be nice to maintain, but no worries if not, you will have a discount on council tax then after moving in. I'm am also a grad student, but I am moving just to be closer to my Uni which is on the other side of the city.
The flat is quite bright and spacious, with everything quite well kept. There's a fairly large living room area with a table and chairs, if you want to relax there. There is also a TV for communal use. Our kitchen is fully functional with a gas stove. The toilet has an electric shower, and a bathtub which is great to relax in. We also have access to a lovely back garden which is nice in the spring and summer. It's a really great neighbourhood, and the view from my room overlooking the back garden is really lovely. There is a 4th "box room" you can use, along with two large closets for storage. The room and house also come fully furnished.

Room: £625
Deposit: £900
Council Tax: We currently don't pay because we're all student (so the amount may change depending on the new tenant's situation)
Internet: £12
Electricity: £12 per person
Gas: Top up system (about £50 a month)
We're doing viewings starting December 3rd, so weekdays from 5pm onwards, or weekends with more flexibility. Earliest move in date is December 9th.
