I’m looking for a young female (20-30) to take over my half of a lease in a 2 bedroom ground-floor flat in Leith. They should be clean, considerate and not mind a quiet household as my current flatmate enjoys a peaceful atmosphere 🧘

📍Location:
It’s conveniently located in Leith with just a 25 minute walk to reach city centre.

🛍️Shopping: A 5 minute walk away is a Lidl, the Meadowbank Shopping Park is a 15 minute walk away and there is a Co-Op, Iceland and Easter Greens (fresh / organic produce) all within a 10 minute walk.

☕️ There are also a bunch of coffee shops/gift shops located on Easter Road (I highly recommend giving the Edinburgh Honey Company a visit - their products are INSANE 🍯) And a few pubs and take-away spots.

🚌 Links: The 1 and 35 buses stop right on the corner at a whopping 3 minutes from the front door!

🛋️ Amenities:
The flat is fully-furnished including a washer/dryer and a lovely flatmate who is a recent graduate and is now a working professional.

The bed, bed-frame and side-table were not included when I moved in, but I’m more than open to negotiating a selling price to the next tenant (I got them cheap so it won’t be much, lol).

The couch included in the flat is a sleeper and is a solid 8.5/10 (take it from someone who’s slept on many a couch and had to sleep on this one when she moved in 😉)

💵 Rent:
£607 excl. utilities. Including utilities, council tax and Wi-Fi, my usual monthly total is around £800.
