Bright Double Room in Tenement Flat

I am looking for a flatmate in a two-bed tenement flat, length of stay negotiable but preferably at least 3 months. All bills are included (Gas, Electricity, Council-Tax Band C, Internet).
The room is a good sized double bedroom. The flat has good storage available, a large kitchen/communal area, and a modern bathroom. There is a shared garden to the rear of the flat, and direct views of Arthur's Seat from the bedroom's window.
There are excellent transport links, with the property sitting directly on the 12 bus route, and 5 minutes walk away from the 3, 7, 8, 29, 31, 37, 47, and 49. 15 minutes walk to the meadows, 20 to King's Buildings or George Square.
This room would suit a Professional or Student. Unfortunately, I am not looking to live with a couple.
