Cosy flat with garden

Spacious, bright, warm maisonette flat in a quiet col-de-sac, with a relaxed feel and plenty of comforts: cosy living space with a home-cinema setup including Netflix and full Sky TV, well-equipped kitchen for anyone who enjoys cooking or cofffe, and a private south-facing garden with a firepit and BBQ/smoker. Flat has a private entrance on the ground floor, with the accommodation being on the first floor. Nobody above (just an attic).

There’s off-road parking, a garage, and easy routes into the city (20-25 mins bus or cycle) or out of town. Walking distance to King’s Buildings, and not far from the Royal, Cameron Toll and Straiton.

I’m cool with small to medium sized dogs, especially if non/ low shedding. I used to have a wee labradoodle. There’s some excellent dog walking close by, and I’m happy to chip in with walks etc.

I’m outdoorsy and usually busy in the evenings - limited to padel, gym and socialising at the moment, but kitesurfing, cycling, paddleboarding and BBQing when the days are longer again. When I’m home I enjoy good company, some shared meals, and a chilled atmosphere. I keep things relatively clean and tidy and appreciate someone who does the same, and will treat my home as their own. Ideally looking for a flatmate who enjoys a relaxed, friendly home, is up for the occasional dinner or outdoor activity, and is happy doing their own thing too.

I’m converting what was my office into the room available which has a large inbuilt wardrobe (hanging and shelves), a desk, bedside table, and a large double bed that turns into a single if you wanted extra floor space, eg for yoga and good lighting. The photos show the room how it is currently set up, but the bed and desk can be switched to create more space if you wanted to keep it as a double all the time. I’m happy to supply some more furniture if required.
