Lovely double room Merchiston

Hello everyone!

I’m moving to London for work, so I’m leaving my beautiful two bedroom massive room and I'm looking for someone who can move in between 14th December and 1st January at the latest. I’ll be doing viewings this week, so feel free to reach out if you’re available :)

The flat is lovely, it’s located at 106 Polwarth Gardens, very central and well connected and 10 minutes from Napier Merchiston campus and 2 minutes from a lovely neighborhood park. We literally have the 10 and 27 bus stops right outside the front door.

There are three of us in the flat, but as I mentioned, I’m the one leaving, I’ve moved to London for work. We’ve got a small living room with a sofa and a TV, and one bathroom. The flat faces the internal garden and gets plenty of sunlight. There’s a supermarket right downstairs and Lidl is about 12 minutes away.

The rent is £625 per month, plus bills (gas, electricity, and Wi-Fi), so around £700 total.

One important thing to note: the landlord requires a UK-based guarantor. Also, there is a deposit, which will be split equally between the tenants.

Gabriel, one of the flatmates, is 22 and he is from here. He studies Sound at the University of Edinburgh and is finishing his undergraduate degree. Devin is a Queen Margaret University Master’s student, 29 years old, from America/Ireland. They’re a musician and a sound enthusiast.
