Hi there! I’m Crux. My flatmate Oliver and I are looking for a third person to join us in our flat. Our former flatmate has moved back to the States having graduated from his master’s program, so the room is available immediately.
The Location: Located on the Royal Mile, you are in the heart of Old Town but on the quieter end near Holyrood.
- Waverley Station: 12 min walk
- Princes Street: 15 min walk
- Arthur’s Seat & Holyrood Park: Right around the corner
If you’re looking to live properly in the city without the noisiness, this would be a great flat for you.
The Room: The double bedroom is bright and spacious with a view of the historic street. It comes fully furnished with a double bed, wardrobe, dresser, and bookshelves. It also features a large desk and chair setup, making it ideal for students or professionals working from home.
The Flatmates: You’d be sharing with Oliver and me (Crux). We are both students. According to our ex-flatmate, we are "two great guys who are both friendly, respectful, and lovely to live with.". We like to keep things tidy and we get along well, so hopefully, we can find someone with the same goals.
The Flat: We share a kitchen, a living room, and a bathroom, all well-maintained.
Living Room: A large social space with leather sofas, a purely decorative fireplace, and a dining table perfect for shared meals.
Kitchen: Fully equipped with modern units, convection cooktop, electric fan oven, washing machine, tumble dryer, microwave, kettle, toaster, and an air fryer.
Bathroom: Modern, clean suite with a glass shower enclosure.
Hallway: Plenty of space; we currently store our bikes here, so it's cycle-friendly.
Garden: Walled and big, shared with the two other flats above.
The Details
Rent: £730 pcm
Utilities: ~£57 pcm (broadband and energy bills)
Council Tax: Band C. Since the current tenants are students, a young professional joining the tenancy would be responsible for council tax alone, which is approx. £120.22 pcm after the single-person discount.
Agency Requirements: You must have a UK Guarantor OR be able to pay 6 months' rent in advance. No couples.
