Large room to rent in Newington

Hi! I’m moving out of my lovely large room in Newington and I’m looking for someone to replace me. It’s got a gorgeous view of the main road and Arthur’s seat, and is very close to the Meadows and city centre. It also has great access to shops (there’s a Co-op and Sainsbury’s almost opposite the flat and a Lidl 8 mins away) and bus links (there’s a bus stop about a minute away from the flat).

The rent is £640 a month and bills usually range between 30-70 per month. Council tax is 48.40 per person per month. Deposit is 620.

The current flat/flatmate setup: the current flat is a good, balanced mix of genders, so we are ideally looking for another girl to keep this balance. Very LGBTQ+ friendly and everyone in the flat is super friendly and chill, with a range of interests! We would also ideally love someone in their twenties as it’s a flat of young professionals (students interested in applying must be willing to contribute to council tax as this is split equally).

Room is available from the 1st of January, and the lease will start then so person moving in should ideally be ready to start paying rent then (but can be flexible around moving in dates!).
