Room for rent in modern apartment close to city

I have a decent sized room for rent with a built in wardrobe in Liberton in a nice modern apartment in modern block, with access to a spacious kitchen and living room. I am a IT professional who works from home in the living room some days. I like to keep the place reasonably clean and would expect this from a potential renter.

There is currently not a bed or mattress for the room but this can be negotiated.

Location:
Private parking available and there is a bike shed.
There are three buses from outside the apartment going to city centre, 3 minutes walk from Aldi and very close to Cameron Toll Shopping Centre.

Smokers - Cigarettes to be smoked outside. Vapes etc ok in the flat.

Base rent - looking for £575
household bills are roughly £150 (per person) on top of this so the monthly price is around £725 including everything.
