Hi! 🌸 I am moving out of my lovely double bedroom as I am moving down to London and am looking for someone to replace me.

The room is spacious and fully furnished with a double bed, built in wardrobe, chest of drawers, bedside table, large desk and chair.

You would share a bathroom with only one other flatmate as one of the other rooms has an ensuite.

There is large shared living room with smart TV and couches and separate kitchen.

The flat is ideally located next to Harrison Park, a short walk away from LIDL, Tesco and Sainsbury's and easy access to Haymarket and Lothian Road. Less than 5 minute walk to bus stops with different bus options available (15-20’ bus route into Edinburgh city centre).

There is also a private parking spot included in the rent.

The flatmates are two lovely professionals in their early twenties, Maria and Annabelle, and are always happy to have chats or share dinner and watch tv, but are equally respectful of everyone's own space and contribute to keeping the flat tidy and clean.

The room is available from the 1st March but moving date can be flexible from late Feb. Rent is £767 excluding bills. Council tax: £79 each. Bills: roughly £50. Would also consider short term until ~ June 2026.

Students are welcome as long as they agree to contribute to council tax band E.
