I’m renting out one of the double bedrooms in my three-bedroom flat on a short-term basis until August, which would become available from 8 February onwards (flexible on the start-date).

Side note: I’m also open to renting both double rooms (while I stay in the smaller bedroom) if you’re looking to move in with a friend and don’t mind three people sharing. I can send pictures of the other room if that’s something you’d like to discuss.

About the Flat & Room

The room is furnished and includes:
• Comfortable double bed and mattress
• Bedside cabinet
• Chest of drawers
• Desk

Shared spaces include:
• Fully equipped kitchen (including dishwasher)
• Dining area & living room
• Bathroom with a new electric shower
• Utility cupboard with washer/dryer
• South-facing balcony
• Car port (currently unused, available to you)

There are also plenty of private parking spaces within the complex.

Rent covers: room, council tax, internet, and factor fees.
Electricity is separate, approximately £100 pp/month.

I absolutely love animals and would absolutely welcome tenants with dogs or cats!

About Me
I live in the flat and bought it a couple of years ago. I’m a 33-year-old professional, friendly, social, and easy-going. I enjoy a relaxed home where we can hang out and share a laugh, but I’m also happy for everyone to have their own space. I am coeliac, so it would be ideal to share with someone that is gluten free, but in no way at all an issue (none of my other flatmates have been gluten free).

About the Area
The flat is in Ravelston, a peaceful residential area with lots of greenery around, and in close proximity to:
• Craigleith Retail Park, which includes a large Sainsbury’s, M&S, Lidl, gym, and more (10 minute walk)
• Centre of town (40 minute walk, 29 minutes by bus, with the bus stop being a 5 minute walk.
• 20 min walk to Stockbridge/inverleith park
• Right next to woodland-perfect for walks, no roads to cross
• Beautiful walks and cycling paths (Roslin Path, just a 5-minute walk away)
