2 Large Rooms in Marchmont Flat - Close to Meadows

I’m looking for two lodgers to join my 3-bedroom ground-floor flat in Marchmont. Preference would be for people working professional jobs looking for somewhere long-term.

The flat itself is on Warrender Park Road in Marchmont and is located with a nice peaceful building that is primarily owner-occupied. The Meadows and Bruntsfield Links are both just around the corner and there are a variety of pubs, restaurants and cafes close by. There is a Margiotta shop at the end of the road, plus another Scotmid close-by.

Bedroom 1: Very large bedroom with a super-king size bed plus wardrobe, chest of drawers, desk, chair, Edinburgh press and working shutters.

Bedroom 2: Large en-suite double bedroom with a double bed, desk & chair, huge built-in cupboard with clothes rails plus another smaller built-in cupboard. En-suite has a toilet, sink and over-bath shower.

The flat has three bedrooms, a large hall, kitchen and living room. The flat has mostly been repainted in the last year. There is one main bathroom with a shower. As one of the rooms is en-suite the main bathroom will mostly be shared by the two other people in the flat. There is also a living room that I rarely use with couch, arm-chair, smart TV and table/bench.

Overnight guests are permitted, and I will send a list of the house rules to anyone that is interested (mostly summarized by the statement of be someone nice to live with), before arranging any views.

I work during the week (mostly in the office, but occasionally at home) and am usually hiking on the weekends. I enjoy a good pub-quiz, dinner out or movie night. I’m happy for people who would be up for the occasional flat socialising, but also happy with people that would prefer to do their own thing.
