Looking for a long-term female flatmate to rent a private room in a flat in the EH7 Meadowbank area (near Easter Road Stadium), Edinburgh.
📅 Move-in possible from February/early March.
🎓 Ideally, I am looking for a female student (to avoid Council Tax), or a female non-student who would be willing to pay Council Tax independently. For reference, the property is Council Tax Band D.
💰 Monthly rent is £600 per month + utilities and internet.
Rent payments and the tenancy are managed through the PropOp letting agency, with an official contract in place. Thus, the new tenant must be prepared for referencing checks, deposit payment and other standard agency conditions (more details can be discussed later).
🏢 The flat is located in a new, very energy-efficient building. There are several bus stops nearby with convenient connections to almost any part of Edinburgh. The building is also very close to Meadowbank Shopping Park and Leith Walk, with many supermarkets, cafés and small shops.
The flat itself is designed for two people and has two separate bedrooms, a living room combined with the kitchen, one bathroom, two small storage rooms and a spacious balcony with a nice view over Edinburgh.
🛏️ The room itself is bright and cosy, located on the sunny side. It includes several items purchased by me (mirror, shelves, etc.), which I can leave in the room for a small agreed price.
🧘♀️ About me and the household: I am also a student and combine my studies with work. I live a very calm, quiet and organised lifestyle, and it is very important for me that the flat remains a peaceful place I can call home. Therefore, loud parties, too frequent guests or overnight stays are not something I’m comfortable with. I have solid experience living with other students and value mutual respect, shared household responsibilities and a comfortable home atmosphere, so I am looking for someone who genuinely prefers a quiet, respectful living environment and shares my lifestyle and approach. I am very friendly and open to a warm and comfortable flatmate relationship, while also valuing some personal space. The flat is fully furnished, well organised and kept in very good condition, and I expect the same level of care and responsibility from my future flatmate.
