Flatmate wanted ASAP for Leith Walk room

DISCLAIMER: this room is available from February 1st, the first month will be a sublet as I'm moving out last minute, and the next months will be rented normally once you sign the tenancy agreement. The other flatmates are moving out the last day of May. Female students only please!

Due to a very last minute move, my room in Leith will be free from February 1st! My room faces the garden/courtyard and gets no street or neighbour noise at all. It is very peaceful and gets plenty of light from the massive window. It has a double bed but the room itself is small, best suited for a student who doesn't need a big space!
I do not currently have images of the shared spaces so I will update the ad as soon as I take some.

Rent is currently 540 a month, bills are 20 a month in the warmer months but can go up to 40 in the winter. The flat luckily heats up very quickly.

The flat has 5 bedrooms, one room in ensuite so the bathroom is shared between 4 people, which hasn't been an issue at all. There's a living room attached to the kitchen, and the flat was recently remodelled before we moved in so everything is shiny and new. There's a dishwasher as well as a washing machine and dryer in a separate storage area (which is rare for a student flat).

The flat is also in a great position. It's right off Leith Walk, only a couple minutes from the tram and bus stops, as well as all the shops, cafes etc. It's about a 20/25 minute walk to Princes Street.
The other 4 flatmates living here are all students as well. Marika is in her final year of architecture, Issy is doing her Masters in screenwriting, and Marguerite and Victoire are history of art students from Paris!
Everyone is very friendly, but we've mostly done things independently. It is a good flat if you need a quiet space to unwind.
