The bedroom includes a double bed, built-in wardrobe, chest of drawers, bedside table, and a large desk with chair, perfect for working from home.

You’d share a bathroom with just one other flatmate, as one of the three bedrooms has its own ensuite.

The flat has a spacious shared living room with sofas and a smart TV, as well as a separate, well-equipped kitchen.

The location is excellent: right next to Harrison Park and close to a Lidl, Tesco and Sainsbury’s. There are multiple bus routes less than a 5-minute walk away, with around a 15–20 minute journey into Edinburgh city centre. Haymarket and Lothian Road are also easily accessible.

The flat is located on the third floor on a quiet, safe street. It has double glazing, a new boiler, and includes a private parking space.

You’d be living with two friendly professionals in their early twenties. We’re sociable and enjoy chatting, sharing dinners or watching TV together, but we’re also respectful of personal space and keep the flat clean and tidy.

Availability: From 1st March (flexible from late February to mid-March)

Rent: £767 per month

Council tax: £79 per month (Band E)

Bills: approximately £30–40 per month

Students are welcome provided they’re happy to contribute to council tax. Short-term lets may also be considered.
