Hey, I'm moving out and looking for someone to take over my tenancy from February 23rd. You'd be moving in with an excellent flatmate who is a tidy and easy-going working professional. I've lived here for the past two years and have loved it—I'm quite sad to leave, and the new tenant will be very fortunate to have this place.

You'd have a fully furnished double room located within walking distance from the centre with frequent bus links just around the corner. You'd also have your own washroom. There is a washing machine in the flat, and an elevator in the building. Spacious kitchen and living room area that is shared, with a dishwasher. Located about a 10-minute walk from a Tesco superstore and very close to the pathways along the water of Leith.

The rent doesn’t include bills which are usually around £80 each (depending on the season) plus council tax (band E). There is also a security deposit, as this will be through a letting agency. Because this would be a tenancy swap, the approval process is more straightforward and quick.
