Looking for a young professional to take over my current flatmate’s double room in a lovely two-bedroom flat at Balbirnie Place.

The room is spacious with a double bed, large sliding wardrobe space and a chest of drawers. My flatmate currently has a desk in the room as well and you can discuss if you want this left or not.

The flat has a separate kitchen and living room, ideal for relaxed evenings and chilling out. The flat also comes with a private parking space which is free with the tenancy. I currently have kitchen appliances such as an air fryer, rice cooker etc in the kitchen also.

It’s in a great location with supermarkets, pubs, cafes, and transport such as the tram, haymarket station and bus links being 5 minutes walk away. City centre is only a 15 minute walk away. It is also walking distance from Murrayfield and Tynecastle for the rugby and football.

The neighbours are also super quiet as is the neighbourhood in general.

Bit about me: I’m a 25-year-old trainee solicitor working in town. I enjoy sports (avid golfer), pubs, films, reading, walks and just chilling out after a days work!

Open to ideally a male young professional who is looking for somewhere long term (6 months plus) and enjoys social activities like sports, pub nights, but also respects quiet alone time.

Students will not be considered due to council tax.
