I have a double bedroom available in my fully furnished flat that I own in Slateford, available around late February (some flexibility). The rent is £800 pcm with an £800 deposit. The flat would be shared just with me (my girlfriend, who also studies in Edinburgh, is often over).

The flat was previously rented as a three-bed without a living room, but we’ve decided to convert one of the rooms into a proper living room, so it will be a two-bed flat with shared living space. This will hopefully be completed before move-in, but the bedroom is ready to move in to.

It’s a very secure gated modern development in Slateford with on-site parking, a large Lidl right next door, a train station a few minutes’ walk away, and direct bus routes to the city centre and all universities. The room is a double with desk, and the flat has a bathroom and fully fitted kitchen with dishwasher/washing machine.

I’m a non-smoking engineering student, work part-time at Tesco, and I’m fairly tidy, quiet and into sport. I’m looking for another student only. No pets. This is a private landlord, and as it’s student-only there’s no council tax.
