The room is a long, narrow double. A double bed fits comfortably, but there is limited space between the foot of the bed and the wall. The length of the room is generous. The room is completely unfurnished, but includes a built-in wardrobe and cupboard.
The rent is £637.50 per month, per person, payable on the 1st of each month. No bills are included in the rent.
Bills, per person, are approximately:
Utilities: £25–£30 per month
Internet: £12 per month
Council tax: Band B — currently £88 per month. A March payment will also be due, as council tax is paid by 12-month direct debit (rather than the usual April–January schedule). An increase is expected from April.
The deposit is £637.50 (one month’s rent).
The room is available from 1st March. The current lease runs until 21st September and is expected to continue after that.
THE FLAT & LOCATION
The flat is a two-story, 2-bedroom property on the 4th and 5th floors, with street-level entrances on the ground and 3rd floors. Both bedrooms and the shared bathroom are upstairs, while the living room, kitchen, and balcony are downstairs. The flat gets a lot of natural light, and the large balcony has a view of the water, with the Forth Bridges visible in the distance — perfect for relaxing after work.
The kitchen is fully equipped with modern appliances including a fridge/freezer, oven, cooker, and washing machine. Everything in the communal areas, including my small appliances and kitchenware, is available for you to use.
The flat is in Newhaven, adjacent to the waterfront. Transport is extremely convenient: direct bus links to the city centre and the airport are less than 2 minutes away, and the Newhaven tram stop is about 10 minutes’ walk. For shopping, there’s a large Asda about 10 minutes away. There are also a few local pubs and a friendly independent coffee shop within walking distance, and free on-street parking is available nearby.

You’d be living with me — 34, male, working full-time, and my friendly, well-behaved dog 🐾. I’m pretty easygoing: I enjoy socialising occasionally, but I also value quiet evenings at home. The flat has a relaxed, grown-up vibe — friendly, comfortable, and clean without being obsessive.
I’m looking for a flatmate who:
•Is roughly within a similar age range
•Works outside the home most days (the WiFi isn’t ideal for full-time remote working)
•Doesn’t smoke
•Has no pets (to avoid conflicts with my dog)
•Is considerate, easygoing, and communicative
•Is happy with a calm, friendly household and not looking to throw parties (my neighbours are lovely, but are old and I'm not looking to upset them)
I’m flexible within reason, but the main thing is a good lifestyle fit and someone who’s happy living in a comfortable, homey space with a dog. I want the flat to feel like home for both of us — you’re welcome to make the space your own.
