Double Room and Separate Sitting Room

Spacious double bedroom available with a cosey sittingroom next to it that is for guests only. I never use it. There is also a fold down bed in there if occasional guests wanted to stay.
Shared kitchen and bathroom with myself the live in Landlord. I am very much an animal person so have no problem with pets being allowed and there is a very useful (if not a little run down) back garden which is ideal for dogs and cats. Smokers are not a problem but never in the property.
The house is situated 30 minutes from the city centre by public transport (4,5,27 and 16) and an hour from the airport by 18. It is commutable to all colleges and universities. There are plenty local amenities with an Aldi across the road, local shops and takeaways and it is a 10 minutes walk to the Pentland national park mountain range. About myself. I am a working actor from Edinburgh Scotland and enjoy a quite life inbetween shows and filming so would be looking for a quite student/professional to move in.
