20 minutes walk to Haymarket train station, 30 minute walk to Princes Street and the Castle mostly along the scenic canal

Quiet & cosy flat in a lovely area - The neighbours are all very nice, but the walls are quite thin so noise has to be kept to a minimum during the night time (10pm - 8am).
Renewable electricity tariff, a new electric boiler, no gas in the property - A new electric combi boiler provides excellent heating for the whole flat with no carbon emissions. The water pressure is excellent.
The flat is fully furnished and nicely decorated but well lived in - any new tenants will have the opportunity to hang pictures, blue tack posters, or even paint walls (with landlords permission) to customise their new home.
