Hi! 👋
I will be moving out on the 31/03 and we are looking to find someone to take over my room from the 01/04.
Preferably someone looking to stay until September.
🛏️ The room is an ensuite double room of a 2-bedroom flat on the 2nd floor. It is furnished with a bed, side stool/ table, a cube storage unit, and a spacious built-in closet. The ensuite bathroom is with a shower and 2 wall cabinets.
🛋️ Shared spaces include the hallway closet (vacuum, iron board, mop and two drying racks), the kitchen (fridge, freezer, oven, gaz stove, toaster, kettle, tableware and washing machine) and the living room (with juliette balcony). There is a main bathroom but the current flatmate is mainly using it as your room has ensuite bathroom.
📍The building itself has parking, a bike shed and a lift. It is located near several big supermarketsand well connected to the city and further with several buse lines (4, 44, 35, 34, 1,2, 25) and 15-min walk to Slateford train station. Haymarket station is a few min bus ride away. Several green places are within walking distances (Water of Leith, Union canal, Harrison park, Saughton park & gardens).
We are between Shandon and Slateford areas.
🧍The current flatmate is 29 and likes running, video games, watching sport and going on trips abroad. He is quiet and a thoughtful flatmate, he never puts the volume up during his football matches or video games !
📄 About the joint tenancy:
- Your share of rent is £745 pcm.
This does NOT include utilities, internet or council tax.
- Council tax is band D. (Your share +/- £90 pcm)
- Energy bills is roughly £30/35 per person monthly. This obviously will depend on your use.
- I am currently the one with the internet contract so when I am gone, you and flatmate will need to sort out the internet. Good news is that full fiber is already installed!
- The tenancy does not allow pets unfortunately and no smoking indoor either.
- The agency we rent from is UMEGA and for a new tenant to be approved, you must either:
*Earn at least 30x your share of the monthly rent (annual gross income), OR
*Provide a UK -based guarantor.
Also note that a reference check is required.
