We’re looking for a friendly, tidy flatmate to take a lovely double bedroom in our warm, modern 3-bed flat. Available anytime after 7 March, ideally by 1 April.

The Room
• Comfortable double bed
• North-west facing window with great natural light
• Full-size double wardrobe/closet
• Desk and chair available if needed (great for WFH)

The Flat
You’ll be sharing with two easygoing young professionals who enjoy cooking, baking, and the occasional dinner party. You’ll also share the home with a cuddly cat named Sadie. It’s a relaxed, social-but-respectful home where everyone also values their own space.
• Shared bathroom with one other (electric heated shower + full bathtub)
• Large getting-ready mirror
• Spacious kitchen with induction hob, oven, microwave, air fryer, and kettle (well set up if you like to cook!)

• Gym, yoga studios, groceries, and cafés all within ~5 minutes
• ~10 minutes to Omni Centre and St James Quarter
• Close to lively Leith Walk, popular with young professionals and full of great food spots and bars
• Excellent transport links and easy walking distance to the city centre

• Rent: £650 pcm (or £825 pcm including all utilities)
• Modern, newer-build flat that stays warm and cosy in winter
• Council tax band F and EPC rating is C.
