En-suite double room at flat in Newington

Double room in a spacious 3 bed flat with two young professionals and a cat in Newington.

The flat is right by the meadows and Summerhall with a good view, lots of natural light and great transport routes. The Bernard Terrace/Newington bus stop is a 5 min walk away and connected to many bus lines.

Flatmates are very tidy and friendly. Two of us are moving out, the flatmate that is staying is a working professional working from home most days. She has a cat who is very shy and will take time to warm up.

Additional bills: Council tax is £60 per person, energy bills range from £50-100 per person. Summer bills can go low to £36 per person. Wifi is around £10 per person.

Looking for someone who is very clean, respectful of shared spaces and brings good vibes. We do enjoy a watch party or flat activities from time to time. It's a great space for hosting dinners and parties as well.

The drawback? It can be noisy (as we're located near Summerhall and busy traffic). It's an old tenement flat so can get chilly too. We prefer longer term tenants and working professionals due to council tax reasons.

Moving dates are flexible as I am moving to my partner's place. Happy to leave behind furniture/shelves. The PS5 and keyboard will be coming with me though.
