Description
We are currently looking for a young professional to join our flat in Marchmont. Hoping to start a tenancy on April 1st. I’ve attached some photos. It’s a really big room, the room has had some recent furniture put in it that's not in the photo, a three door wardrobe a large chest of drawers and a large desk and chair in the window, ideal if you WFH. The place has a lovely living space, spacious kitchen and newly done up bathroom (with a lush shower). Also a dishwasher, a washer/dryer and lots of storage space.
About us: I am Josh, a (28 yo) working in partnership management and promotions for local events in Edinburgh. In my spare time I like to play tennis, get outdoors, cook, see friends etc. You’ll also be moving in with Jess a 27 year old who has moved from Sydney to study a Masters in Sustainability. She spent the last few years working in human rights. She spends her time exploring the city (cafes, wine bars, galleries), going to yoga classes, hikes, baking, crochet, pint with friends and watching films.
We are fairly social and like to have some chat around the flat, equally understanding of other peoples space. The flat is big enough that you can definitely find your own space to chill in. We like to keep the flat clean and tidy (so it’s really important you are a clean and tidy person) and myself and other flatmates in the past have always treated it like a home. We definitely want someone that's going to treat us and our home with the same respect we will treat you!
We would want to see if we all get along and have a nice living situation and so it would be nice to meet each other and see if we get on. Happy to invite you round for a cup of tea.
Just to add, the landlord is super nice and hands on with the flat, so the place feels really well maintained. She lives in Glasgow and is reactive to any issues.

• £78 council tax (£232 total for the flat - Band E) - this increases every April by a nominal amount
• £17 wifi (£50 total for the flat) - this increases every April by a nominal amount
• It’s around £50-60 bills but prices vary. It also depends on usage of course.
• The room is available April 1st, however could manage sooner if required.
• £1000 required for deposit at the same time as rent is paid, on exchange of keys and contract. Your deposit will be lodged with a rent deposit scheme, for which you will be given the information.
• The room available on the floor plan is room 1
• You would be a tenant on a joint PRT as the property has an HMO licence.
