Spare Room in Polwarth Flat

I have 1 spare room in a first floor flat in Polwarth. You'll be sharing with me and my cat. The flat is furnished and kitchen recently renovated. Students preferred for council tax purposes, but open to professionals if you will cover the tax.

I am just moving in now and would love to have another student join me (female/female identifying preferred). It is let through a private landlord who will ask for references :)

Rent is £612.50 each
Wifi- £12.49 each
Heat/electricity approx is 50-60 each
