I am seeking a SUMMER ONLY lodger for the secondary/family bedroom in my 2BR flat in Easter Road.
About the room and flat:
This is a double bedroom with a built-in bookcase and large windows, which face a beautiful back garden. It has its own bathroom (separate door) with shower and tub. The space is furnished with a bed, desk, desk chair, bedding, and bathroom linens.
The flat is in the middle of everything, directly opposite the large Lidl on Easter Road. The 35 and 1 buses stop right outside. It's a quick 10-minute walk to Leith Walk and the tram line, or about 8 minutes to Leith Links/Foot of the Walk area. Also walkable to the train station/city center.
The space is a 2016 shop conversion, so the finishes inside are modern and in great condition.
Costs:
Monthly cost includes rent and all bills. This is electricity, broadband, and council tax (band C) -- the flat does not have gas. Does not include TV licence as I don't have one.

I own the flat and live in this bedroom from September - May. My clothes will not be in the space over the summer, but you must take care of the other furnishings.
I am a lecturer at the University of Edinburgh and divide my time between the UK and US. Due to this, I DO NOT live in Edinburgh over the summer.
Instead, you will be living with my two other lodgers, who are a couple consisting of 2 professional women in their 20's. You share a living room and kitchen with them, but have your own fridge and bathroom.
We are looking for someone who is a good communicator, used to living with other people, clean, and mature. You must be LGBT friendly, but we do not care whether you are LGBT yourself. Professionals and students are both welcome.
My preference is for someone who wants to stay around 2 months, but I will consider shorter or longer terms. However, you may not move in before June 4 or move out after September 6. If staying less than 2 months, you will have a reduced security deposit.
Viewings:
The space is available to view in person or online. In-person viewings will be held May 16/17. Online viewings will be held from May 16.
