I have spacious double rooms available (20.1 m2 and 17m2), in an established ‘university student only’ flat. The flat is very central and is a Category B Listed Building which benefits from Period features.
PLEASE NOTE – IF YOU CHOOSE TO APPLY, PLEASE PROVIDE THE INFORMATION REQUESTED BELOW TO BE CONSIDERED, THANKS.
The rooms, as well as the usual items of furniture you would expect, like a double bed, a study table/chair and there is a handy triple doored wardrobe.
Largest Room also benefits from a two-seater sofa, which converts into a bed. The other has an easy chair.
The flat has a lovely modern kitchen, which incorporates a full-sized dishwasher.
The location is very central, as you will see if you Google the post code (EH7 5EG), and is only a 10 min walk from the east end of Princes Street.
Although it is on a 1st floor, there is a park/woodland on the opposite side of the road, so there are no flats/houses looking in, meaning it is pretty private.
Rent is required in advance and bills are shared equally between the students.
The tenancy will start: 9 September 2026 (no earlier entry is possible, sorry).
The tenancy will end: 21 July 2027 (last sleep is 20 July 2027 - no extensions, sorry).
This is exclusively a STUDENT ONLY flat, therefor shorter stays cannot be considered. PLEASE don’t ask. You can, of course, arrive later or leave earlier if you wish but rent will be expected for this full period.
TO APPLY, PLEASE ENSURE YOU ANSWER THE FOLLOWING QUESTIONS. Thank you in advance, as this will save both of us time!
1. Confirm that you are a full-time university student, stating which university.
2. Confirm the official (published) END date of the final year of your course (dd/mm/yy), the date stated on your Matriculation Certificate.
3. Confirm that you understand that you are committing to paying rent from the specified start date to the specified end date
A retainer payment will be required to hold the room for you.
