Nice room in a friendly flat near the city center

Hello all ! 👋 Sadly, I am moving out of town in a couple of weeks and will be leaving this great room in a nice flat just south of the Meadows, ideally located between King's Building and Central campuses of the University of Edinburgh.

📍Newington area, walkable distance from both King's Building and George Square (approx. 15-20 mins walking).
🚌 Bus lines that are close by : 12, 7, 8, 29, 31, 37, 47, 49.
Overall, you would be 25 to 30 mins from the city center (Princes Street and Waverley train station).

About the room :
🛏 Pieces of furnishing included : queensize bed, desk, chair, bedside tables, armchair.
It is a quite large, very sunny and calm room. It has a built-in bookshelf and a very big walk-in wardrobe (so lots of storage!)
🏡 The flat is comfortable and shared areas include a large kitchen (with gas hob and oven and a washing machine), a cosy sitting area with a beautiful view of the old church across the street, a large hall and dining area and a bathroom with a bathtub. There are three additional closets in the flat where we can store lots of things.
🤸‍♀️ The current household is composed of three friendly male students, so we are looking for someone who doesn't have to pay council tax. The landlord is really nice and accommodating.

We are looking for someone clean and considerate, who would be happy to do their share of cleaning chores. It is a rather calm flat, but everyone is glad to get together every now and then to chat about their day or go to the pub together.

💸 Rent : £675 per month (without bills)
Wifi : £10 per month
Gas and electricity : around £50-70 per month (depending on how cold it is outside).
