Cosy student room central Edinburgh bills included

I have a fully furnished spare room in a spacious 3-bedroom central Edinburgh modern flat. We are currently two students living here, me and a female, and we are looking for a third person to share with. This can be over summer or for the next academic year.

The flat is located in Broughton/Bellvue/Top of Leith Walk, and it takes me 10 mins to cycle to George Square, UoE Central Campus and Main Uni Library. There are also good bus/tram links nearby to other campuses/universities across the city.

The flat itself is quiet, comfortable, clean and relaxed. It would suit someone who likes a calm, tidy space and is friendly and considerate. There is car parking and cycle storage space within the development.

The bedroom catches the sun in the morning and the lounge in the afternoon/evening. There is a small desk which can be used for studying in the room.

The kitchen is fully stocked with pots, pans and utensils which can all be used.

There are two bathrooms, one with a shower and the other with a bath. There is a laundry room with a washing machine and tumble dryer.

The lounge has comfy sofas, a big TV and a window table.

The rent is inclusive of all bills, including gas, electric, water
and full-fibre broadband too. There's a deposit equivalent to 1 month's rent.

About me: when I'm not studying, I cycle, swim, gym, hike and play squash. I'm moving towards vegetarian/pescatarian.
