This is a gorgeous double bedroom available in a 2 bed flat at the top of Leith walk, 5 minute walk from St James Quarter/15 minute walk to Princes St and Calton Hill. Available from the 1st of July (exact date is negotiable).

The flat is extremely spacious with high ceilings and lovely big bay windows. The flat has the following rooms:
- Spacious living room (with a super comfy couch!)
- Separate kitchen/dining room
- Bathroom (fairly small, but it’s only been renovated recently so feels brand new)
- 2 x large double bedrooms
- 3 x storage cupboards in the hallway (These are really useful for extra storage)

The room comes partly furnished: The bed, a wooden closet and dresser come with the room. The rest is my own furniture but if you're interested in taking some over let me know. The room is located on Brunswick Street and nice and quiet.

Bills are an approximate, as some may change once we change over as the current flat mate manages all bills.

The paperwork will be through D. J. Alexander Letting agency once we have found someone suitable, so you will have to provide references and proof of income or savings in a UK bank account.

I just bought my own flat and moving at the end of June, so looking for someone great to live here with my lovely flatmate Becca. We are looking for someone who is easy going, friendly and respectful of living with someone else. We really want whoever moves in to feel like this is their home.

A bit about the current flatmate Becca...

I'm in my end-thirties originally from Yorkshire and have lived in Edinburgh for just over a year after 12 years in London. I work in healthtech and work mainly from home with occasional trips away every now and then. I like hiking (got 16 Munros bagged now!) and sometimes swimming in the sea at Portobello, I like museums, history, films, pub quizzes and alot of geeky things, but also discovering restaurants and bars in the city as well as a glass of wine in front of the fire. I like things to be clean, tidy and organised as much as possible, enjoy a good chat but also some time alone..
