A bright, furnished double room is available in our owner-occupied family home in Baberton. The room would suit a professional, postgraduate student, researcher, or someone relocating to Edinburgh who is looking for a comfortable and welcoming place to stay.

The room is fully furnished and includes access to a shared bathroom, kitchen, living areas, and garden. All bills, council tax, and high-speed broadband are included in the rent.

Please note that this is a family home. We are a household of four consisting of two adults, a toddler, and a young baby. The house is friendly and relaxed, but not always quiet, so we are looking for someone who is comfortable living in a family environment and respectful of shared spaces.

The property is located in Baberton, with good transport links to Edinburgh city centre, Heriot-Watt University, and surrounding areas. Parking is available.

Short-term stays welcome, from 2 weeks up to 4 months. Longer stays may be considered by mutual agreement.

Rent is £950 per calendar month (£240 per week), including all bills and broadband.

We are looking for a clean, considerate and reliable lodger. Non-smokers only. Due to the nature of the household, this room is best suited to someone who appreciates a quiet, family-oriented home rather than a party environment.
