Lovely flat in Polwarth Crescent

Hi! I’m looking for a flatmate (preferably female) to take over my room in a lovely flat located in the Polwarth area of Edinburgh.

The room is fully furnished, and the flat is also fully furnished, so it’s ready to move into.

The flat is bright, comfortable, and in a fantastic location, with supermarkets, cafés, restaurants, and green spaces all within walking distance. It’s also well connected to the city centre while being situated in a quiet and friendly neighbourhood.

You’ll be sharing the flat with Lauren, who is a lovely PhD student at Queen Margaret University and loves dancing. We’re looking for someone who is tidy, respectful, and easy to live with.

Rent: £612.50 per month.
Deposit: £700.
Bills: Not included. During the summer, they are usually around £40–£60 per month. The flat is currently exempt from council tax, as the current tenants are students.

The room will be available from late July (around 20 July, although there may be some flexibility).

As this is a joint tenancy, the successful applicant will need to complete the usual referencing process and sign the tenancy agreement before moving in.

Viewings will be available after I return to Edinburgh on 7 July.
