Bedroom contains double bed, fitted wardrobe with plenty storage space, as well as a chest of drawers available for more storage. Bedside cabinets are also large enough to use for storage. Lighting is through four downlights including a dimmer, and then two bedside lights and a tripod lamp.

Fully equipped kitchen with microwave, oven, hob, kettle, toaster, dishwasher and a fridge/freezer. Washer dryer also available for use. Bathroom contains a good power shower, no windows within the room but the extractor fan works really well with no black mould in sight. Living room contains TV, dining table, tripod lamp, an armchair and a large sofa.

I've lived in this flat over the last year and have renovated the hallway, both bedrooms and painted the bathroom. This is still a project and I plan to maintain small renovations (TV on the wall, shutters for living/kitchen windows etc). All of this would be communicated to my flatmate with reasonable timescales for awareness incase of minimal disruption.

Easy for transport links but also easy enough to walk everywhere. A lovely part of Edinburgh with some brilliant pubs and restaurants as well as a Sainsburys (30 second walk away) and M&S (1 minute walk away) from the flat.
