Urgent - Professional Female Looking for Flatmate

Hiya! I’m looking for a new flatmate to join me in the Gorgie/Dalry area from the 11th of August. You would be replacing my current flatmate on a joint tenancy with a private landlord, who kindly requests a couple of character references prior to the move-in date.

One fully-furnished double bedroom is available with shared access to bathroom, kitchen, lounge and storage space. Bills approx. £750pm including rent, electricity and council tax (Band B). My current flatmate and I have paid the £1200 deposit, and we’re happy if you prefer to transfer my flatmate your £600 share in instalments rather than in full.

The flat is on the second floor, accessible by stairs only and pet-friendly – but will need landlord approval first 😊 There is very minimal noise pollution, as the flat faces the block's shared garden rather than the road, and the windows are north facing.

Bus and tram links are close by, reaching Edinburgh City Centre in 15-20 minutes. Sainsbury's, Lidl and Aldi can all be found within short walking distances, as well as medical centres, pubs, cafes, restaurants, libraries, charity shops, salons, parks/walking trails, etc.

I’m a 24-year-old full-time professional who is quiet, clean and easy-going, living here until my visa expires in December and I return to Australia. I work in hospitality and freelance journalism, I’m nerdy and I love an occasional dinner and game/movie night with friends as much as I love my alone time! But I'll likely spend most of my days outside the flat!

My current flatmate will be living in the flat until 11 August, at which point they fly home to Australia. We’re more than happy to let you move in before this date if necessary, as we don’t mind sharing the other room temporarily.
