Room to rent with en-suite near King's Buildings

Hi, I'm Lewis and I'm renting out my second bedroom in Blackford, Edinburgh. Situated near UofE King's Buildings, with regular bus links to princes street on the number 24, would be perfect for post-grad students or professionals. All bills included and one month's rent as deposit.

I am looking for a long term tenant, ideally who is around my age (30) and I am planning to get a puppy in the future so will need to be okay with dogs. I play instruments and listen to a lot of music so expect some level of noise at times.

Double room, with en-suite. Room is partially furnished, with a small double bed and a bedside table but there is plenty space for a desk and chest of drawers as well. Great view of Blackford Hill and the observatory from the window.
En-suite has a toilet, sink and shower cubicle that will be updated at some point in the future.
There is plenty free parking nearby, as well as an assigned space in the residents car park.
