🏠 About the place:
Meadowbank, a stone's throw from Meadowbank Sports Centre, and short stroll to the Lidl and Sainsbury's.
The room is a furnished double bedroom with:
- Double bed + mattress
- Optional bedside tables
- Chest of drawers (currently in the boiler cupboard in the corner)
- Built-in wardrobe
The room also comes with its own separate bathroom. I have an ensuite, so the hallway bathroom is effectively all yours!
The flat has a bright, spacious open-plan living/kitchen area with big windows overlooking the green courtyard, with views of Arthur’s Seat in the distance. There’s also a balcony, currently with some very frequent pigeon visitors, because my current flatmate and I have been feeding them 🐦There is also street parking available with a permit.
💸 Rent and bills
TOTAL = £755 per month
Rent: £575 each
Council Tax (Band E): £122 each
Energy bill: £44 each
Internet: £14 each
Note: My current flatmate is the accountholder for Energy + Internet (I'm Council Tax) so you would take over those, to split the admin.
Security deposit is £575, and you would apply via the property manager to go onto the lease.

30-ish woman or non-binary person who is communicative, considerate and respectful, and who wants a home that feels harmonious rather than just somewhere to sleep.
It would be lovely to have another flatmate who would like to have the occasional tea or do crafts/balcony gardening with, or just to vent/debrief about things going on in their own busy lives.

I moved from Australia in 2024 (in this flat for the last year) and love this part of Edinburgh. In my spare time I knit, spend time outdoors either hiking or just enjoying the lovely nature of Scotland, and go to the very occasional pub quiz (just for the quiz though since I don’t drink) or board game night.
I’ve got Historic Scotland membership so my weekend usually involves a day trip on the Saturday and then dance fitness classes and meal prep on Sundays 🏰
🙏Boring but important things about me as a flatmate:
- Boyfriend stays over a couple of nights per week (and conversely I stay at his sometimes, often start of the week)
- I don’t drink but of course don’t mind if you do. Don't want parties/large gatherings at home though, it's been more of a chill crafternoon kind of flat while I've been here and I've loved that
- Non-smoker, and strongly don’t want to be around any smoking/vaping at home
- Big fan of a chore roster for shared spaces; nobody wants to vacuum, but it needs to be done
