Large double room in New Town

My flatmate is moving abroad and I'm looking for someone to fill her room in a two-bed flat in New Town, near Stockbridge.

The bedroom is spacious with a small additional room attached. The flat has a kitchen, bathroom, and large shared living room with a view of Edinburgh castle. The kitchen overlooks Circus Lane. The flat is fully furnished and has a washing machine, dryer, and dish washer. It is a third-floor flat.

The area is quiet and very convenient for travelling to Stockbridge and Princes Street. A student could easily bus or walk to the University of Edinburgh.

I'm a recent graduate, so am looking for a working professional or a quiet student.

The new flatmate would become a tenant on October 1st. Council tax band is G and is around £395 in total per month. Any students who apply would have to be willing to pay half the reduced council tax rate. Electricity and gas is around £64 per month.

Requires references. We would need to sign a new tenancy agreement with the letting agency.
